You're in the right place to explore the luxury rooms & suites at No. 1 York. We have five different types of rooms for you to choose from, going from cosy to large. Many have fireplaces, lots have leafy views and the two Bootham Suites occupy what used to be a grand drawing room and a luxurious library.
In all of them, you’ll find locally sourced antiques, art and curios that tell York’s stories in the most charming of ways plus our signature GuestHouse touches - a turntable for playing vinyls (there are even more to choose from in our record library on the ground floor) and a Doll's House with everything you need for tea and coffee.
And of course, it wouldn't be a GuestHouse without a Pantry full of complimentary treats for the taking, whenever takes your fancy. Our pantry in York is centrally located on the first floor.
That no two bedrooms are the same is a fact we really like. But there are a few good things in common they all share.
Sealy mattress dressed in a savoy luxury hotel topper and 300-thread-count Egyptian cotton linen / The right to raid our Pantry packed full of treats / WiFi / Nespresso kit, kettle, tea & coffee / Wildsmith shampoo, conditioner & body wash / Hairdryer / Turntable (choose your records from the selection in the vinyl library) / Flat screen TV with freeview and chromecast.
These are our smallest rooms. These cosy but lovely rooms have a king-size bed. These are not for you if you are more than two as there isn’t space for cots or dogs.
These are what we call our standard rooms. But each one is different in its design and view as they are found all around the hotel. So, there’s nothing standard about them. They have a super-king-size bed, they can be twinned (subject to availability), and there’s space for a dog.
These rooms are a little bigger than our guest rooms with a little more space. They have a spot for the dog too. Beds are super-king-size bed and a few can be made with decent-sized twin beds.
For those who like a roomier situation, these lovely rooms leave plenty of space for kid’s and dog’s bedding after the super-king-size bed or two decent-sized single beds. Most of our Large Guest Rooms have a bathroom with bath & a shower over the top or a bath with separate shower.
On the first floor, in what were the library and the drawing room when these townhouse buildings were an aristocratic home, we have created two incredibly grand, born-to-be-loved suites. They are beyond generous in their proportions with handsomely high ceilings, gorgeous balconies, and super-king-size beds. And it’s very safe to say that there’s more than enough room for kid’s and dog’s cots or beds. The in-room free standing bath is complemented by a separate shower.
Hats off to the view from this room sitting pretty at the front of the townhouses, looking out onto where Bootham street meets the lovely neighbourhood of Clifton. It’s not just the view that inspires adoration for this room. It is a luxurious beauty of a suite with a super-king-size bed and plenty of room for little ones or four-legged ones. The bathroom has a bath with separate shower.

Canine friends - welcome! 🐾We`re not just dog-friendly, we`re dog-loving people at GuestHouse. They`ll be spoilt just as much for their very own special stay. We have bespoke @ivyandduke beds and pillows ready in room at check-in, along with a toy and treats 💛
There are a few things to note when booking your stay if you`re thinking of bringing your pup. Not all our rooms are suitable (safety plus tail-wagging space!) and there are a few good-to-knows too. You`ll be able to find all the details for each hotel on our website but you can always give us a call too 📞

Welcome to the Coach House at No. 15 Bath 💛
Behind the main buildings, you’ll find our castle-esque Coach House. There are Guest Rooms and Large Guest Rooms across two floors, some facing the main building, others facing Henrietta Park and it has its own pantry too.
With its separation from the main hotel, it makes for a great hideaway and hangout for a multi-generational family stay or a larger group gathering! From nana and granddad down to the littles ones, there’s a place for you...
