No.124 by GuestHouse is a beach-front beauty, straddling four Victorian and Regency townhouses. From the roof down, you'll find 32 impeccably designed rooms and suites, and then our ground floor, complete with games room, lounge zones - a disco ball - and of course The Bar at No.124. Hop outside from The Bar to discover The Terrace - a sizzling seafront destination. Back inside, you'll discover The Courtyard, a winter garden room for private hire, and the FieldTrip Spa. Head downstairs, to discover Pearly Cow Brighton, with its own terrace, bar and private dining options.
Get swept away for the day, with hire of the sultry and sublime Pearly Cow Brighton from 12.30pm until 5pm. Gather your nearest & dearest at Pearly Cow for a day of sublime cuisine, moments from the beach in Brighton. In the Summer months, you can extend your reception onto the Pearly Cow terrace too.
Your menu & pre-arranged drinks choices go towards your minimum food & drink spend and can be formed as you wish from our menus.
Available with a minimum spend from £3,500 including The Hideout Suite for the night. You can also hire Pearly Cow through until midnight, and dance the night way - with a minimum spend from £6,500.
Following the same timings as Pearly Cow downstairs, The Courtyard is on the ground floor and can be hired from 12.30pm until 5pm. A gorgeous Winter garden, it's reached directly through The Bar at No.124, which you can also have exclusive hire of. Perfect for smaller, intimate occasions, where you can craft exactly what you'd like to enjoy on the day. Simply start with hire of the spaces and the rest is a la carte. We really recommend for baby showers and hen groups, thinking about adding on spa treatments from Field Trip Spa too - it's adjacent to The Courtyard!
More intimate still, and back downstairs in Pearly Cow, is our Drawing Room which can be hired from 12.30pm until 5pm. A truly stunning space for up to 12 guests to indulge in the finest Pearly Cow cuisine, it is also enjoys an ante-room, The Nook. As with The Courtyard, you can opt for our package here, or let your heart (or stomach!) lead the way with bespoke tasting menus.

You're calling the shots - it's all up to you, with no off-the-shelf packages in sight - that's a relief. Take all 32 rooms for a set price (and if you want to pass on the costs to guests, that's cool too), and then depending on the time of year & day of week, we have varying minimum spends. If you want to keep your belt a little tighter, go for a Winter party in the week - if you're happy to splurge a little, take a look at our sunny Summer prices.
Exclusive-use comes in two forms at No.124. The ground floor of 124 is pretty special as is - with the lounge, games rooms, Bar, Courtyard and Terrace, you can comfortably entertain 100 guests for a standing occasion. Think bowl food and canapes, or an impressive table spread. Truly boho-Brighton style!
If you'd prefer a sit-down meal, then exclusive-use also then encompasses Pearly Cow - where you can enjoy sublime cuisine downstairs, and head back to the ground floor to party. The ultimate experience!

No. 42 Margate - Large Guest Room with Sea View and Balcony
If the beach right at your doorstep and opening the doors to a private balcony with front row sea views sounds like your beach dream come true, you’ll want to be making yourself comfortable in of these rooms. These rooms have a separate bath and shower and a super-king size bed. This is one for those who not only want a room with a view but want to be part of it.
