Introducing No 124 Brighton, the latest hotel by GuestHouse. Sitting pretty on the Kings Road with sweeping sea-views, a hop, skip and a jump from the beach.
The historic buildings that our Brighton hotel occupies straddles Victorian and Regency architecture, which the GuestHouse design team has lovingly lavished with a riot of colours and Palace Pier inspired décor. Naturally, we've also handpicked sublime artwork from local talents to enjoy around the property too.
Inside, you'll find 32 luxury hotel rooms and suites, a seriously soothing Field Trip Spa with our signature copper cove experience, lounges to sip cocktails and play board games in, and a terrace serving refreshing spritzes and killer cocktails with sunset views. There's even a winter garden, The Courtyard, ideal for events and all of this before you discover Pearly Cow and it's sunset-terrace - our resident restaurant serving the best of land and sea with vibe as standard.

A destination in its own right, Pearly Cow Brighton is set to become your new restaurant obsession. Locally-sourced shellfish served on ice and the finest cuts of meat cooked on open-flame are our signatures.
The Terrace by Pearly Cow is our summer space, perfect for al-fresco open air eats with views of the sea. It's made for sunny afternoons, sunset spritzes, and those long, lazy lunches that turn into golden-hour gatherings. The fruit de mer is a must have.
Meanwhile in No. 124, the Ground Floor is home to our Bar, Lounge, Games Room & Courtyard. They beckon with scrumptious snacks and small plates from our House Menu and more of those cocktails. You'll be equally at home taking calls on your laptop in the Lounge, as you will be sipping on margaritas in the Bar.

After a day on the dodgems and exploring the antique shops of Brighton’s Lanes, sink into our luxurious Field Trip Spa. With a range of bespoke treatments and our signature Copper Cove experience, it's sure to soothe. We specialise in treatments for two, the perfect treat.

Every room has a Crosley record player and a few choice records. There's also access to a curated vinyl library so you can soundtrack your stay.
The contents of our pantry are all yours to enjoy any time of day or night, and it's all on us, whatever rate you're paying. It's stocked daily with sweet and savoury snacks like pots of locally supplied ice cream, homemade baked goodies, soft drinks, and fresh fruit.
The station is only about 15 mins walk away, but that’s 15 mins you could be bag-free, so let us meet you off your train and take your bags back to the hotel.
We’ll swap your luggage for an umbrella (if it’s one of those days). Get in touch to request your luggage pick up, and we’ll see you at the station.
We love dogs at GuestHouse so if you're looking for a dog friendly hotel in Brighton you've come to the right place. We've plenty of treats to give them, along with inevitable head rubs they'll get.
While we don’t have on-site parking at the hotel, there are several public car parks just a short walk away. The nearest is located beneath Regency Square (BN1 2FG), and Churchill Square Green Car Park (BN1 2FB) is only a short 4-minute walk from the hotel. Both car parks offer electric vehicle charging bays.
