All accommodation rates quoted (unless otherwise stated) include VAT at the current rate, and service. We ask that all reservations are confirmed with a credit/debit card.
Standard Bookings:
You will have made your booking having selected one of four cancellation policies:
Flexible, pay on departure
No payment will be taken from the card at the booking stage, it simply acts as a guarantee. This booking may be cancelled prior to 2pm 2 days prior to arrival without charge. In the event of a late cancellation or non-arrival, full payment will be taken from the card used to guarantee your booking, otherwise payment can be made when you depart.
Advance purchase
Advance Purchase Rates offer a discount on the Flexible Rate, but they require a minimum advance booking period and full pre-payment at the time of purchase. Bookings made on these rates cannot be changed, transferred, or refunded at any time.
We aim to have your room available for 3pm, so if you are planning on arriving early and making the most of your time in the city, you are very welcome to leave your luggage with us and we’ll make sure it gets to your room when ready.

Guarantee Policy
A 25% non-refundable deposit is required at the time of booking with full pre-payment required by 1st December. Any bookings cancelled before this date will result in the initial deposit being retained.
Cancellation Policy
Free cancellation up to 2:00 PM 24 days before arrival. Reservations must be cancelled by 2pm 24 days prior to arrival to avoid a penalty of 100% of the full stay including tax. No show charge is 100% of the full stay including tax.
Irrespective of the cancellation policy you choose when making your booking, we recommend travel insurance in case of any unforeseen circumstances.
Group Bookings:
Please note that bookings of six or more rooms, whether booked together or separately, are classified as a Group and are subject to our Group Terms & Conditions of business, which differ from our publicly available terms. Please contact our reservations team for further details.
Parking
We have a very limited amount of on-site parking at our hotels:
No.1, York - Parking must be pre-booked prior to arrival. Parking in one of the spaces in the hotel car park at the rear and is chargeable
No.15, Bath - Parking must be pre-booked prior to arrival. Parking in one of the spaces in the hotel car park (just off Henrietta Mews) and is chargeable.
No.42, Margate - Parking must be pre-booked prior to arrival. Parking in one of the spaces in the hotel car park (the first left on New Street) and is chargeable.
We do not have any parking at No. 124 Brighton.
Families
We welcome children of all ages and families can be accommodated in a selection of our bedrooms. A range of our bedrooms also include sofa beds and cots can be provided on request.
Pets
Well-behaved dogs are very welcome to stay overnight with their owners and also join them in the Bar (we are sorry, but they are not able to join you the Restaurant). There is a charge of £25 per dog per night, and they can stay with you in all of our bedrooms except Small Guest Rooms. Please read our full Pet Policy here.
Lost Property
Any belongings or cash left behind in your room or in our hotel safe will be secured safely at the hotel for you to collect. Reasonable efforts will be made to contact you using the contact details provided at check-in. We will endeavour to contact you on the day we find your items and twice more after that. Items will only be held for up to 90 days. If the items are not claimed within this time they will be donated to the individual hotel's nominated charity.
