Welcome to GuestHouse Hotels - an independent hospitality group created by three brothers, Tristan, James and Tom Guest, with a love of creating one-off, wonder-filled hotels.
This summer, discover relaxing suites and bedrooms, heavenly spas, and never-tried-that-before dishes, all wrapped up in the unique character of the city or coast they call home. Whether you're seeking a sunshine-filled city break or a restorative escape by the sea, every GuestHouse is designed for slowing down, settling in, and making the most of the season.
You'll find Pearly Cow in most of our hotels too - our sister restaurant serving the freshest fish and indulgent cuts in beautiful surroundings, perfect for long lunches, golden-hour dinners, and everything in between.
Whether you’re chasing the restorative salt air of Margate and Brighton or the storied, golden-hued charm of Bath and York, our houses are yours.
We don’t believe in "standard" stays, which is why you’ll find everything from tucked-away boltholes for the solo explorer to grand, characterful suites for the whole kindred crew.
Every space is a curated tangle of hand-picked antiques, sink-in textures, and those essential home comforts - with just enough quiet wonder to make you feel like you’ve discovered the hotspots' best-kept secret.

When it comes to booking your stay, there's no need to shop around - you'll always get the (Guest)Best rates as well as all the below extras, at no extra cost, when you book directly with us.
- Up to 10% off room rates when booking direct
- 20% off any spa treatments taken during your stay
- Noon checkout (because a little later is a lot lovelier)
All you need to do is sign up below (for free) to become a GuestBest member. All the extras, at no extra cost.
And that's just the start. The more you stay, the more your membership gives back as you continue to climb the GuestBest Tiers.

Caring for your skin - and yourself - is the work of every season.
Step into our tranquil hotel hideaways to discover restorative therapies designed to bring you back to your best. It’s a place for slower mornings, unhurried afternoons, and that welcome feeling of having nowhere else to be.
Everything here settled you: soft light, natural textures, and a cocooning atmosphere. Our treatments focus on restoration - soothing massages and personalised rituals shaped around what you need - so you leave feeling lighter and truly looked after.
Make friends with the sunshine. Our hand-picked 'Six Weeks of Summer' guide rounds up the loveliest goings-on across Bath, York, Brighton and Margate - think Pride celebrations, open-air concerts, story-soaked history, and cinema under the stars.
Whether you fancy salt-air culture by the sea or wandering handsome old streets with an ice cream in hand, we’ve curated a summer line-up worth planning around. Consider this your insider nudge towards a properly brilliant British escape.

Taking to the heart of the gothic city of York to say your vows? We’ve been lucky to be part of some wonderfully chic moments this year at No. 1. Think soft candlelight, a sweep of satin, and that first deep breath before you walk in.
From intimate “just-us” ceremonies to a room full of kindred spirits, we’ll host the day with calm hands and excellent taste. Slip away for portraits on cobbled streets, then come home to crisp sheets and a nightcap. If you can picture yourself here, let’s write your story together. Your guests will feel looked after.
